Why does chimney waterproofing need to be "vapor-permeable"?
Chimneys absorb a small amount of moisture from the air and from combustion inside. If you seal the masonry with a non-breathable product (like silicone-based paint or sealer), that trapped moisture has nowhere to go. Come winter, it freezes, expands, and cracks the masonry from inside — making the problem worse, not better. Vapor-permeable siloxane sealants block liquid water from entering while letting water vapor escape.
Can I just use a sealant from the hardware store?
Most consumer-grade waterproofers are designed for general masonry — driveways, walkways, patios — not chimneys. They're also typically silicone-based, which traps moisture. Industrial siloxane sealants for chimneys cost more per gallon, but they penetrate properly and last 7-10x longer. Will waterproofing change how my chimney looks?
